ARCHITECTURAL DESIGN

DESCRIPTION

Our work is based on creating a detailed model using Building Information Modeling (BIM), which encompasses all architectural, structural, and installation details in one place. Building Information Modeling (BIM) is developed to manage the entire documentation of a project as a cohesive whole. Everything in the model is designed to function as it would be built, with precise dimensions, 3D models, and elements. This enables us to generate accurate quantity take-offs, access project information quickly, and prevent conflicts between different installations and structures. In this way, we can provide you with detailed information for every aspect of your project.

STEPS

ARCHITECTURAL DESIGN AND STAGES OF DESIGN

Consultation with an Architect

This is the first step where we get to know you, your investment intentions and expectations. You will get our opinions and views on your project. We specify the way of working,  project content, deadlines, and the architect's fee. If the meeting meets your expectations, we proceed to sign a contract and make an advance payment.

Feasibility study

The preliminary project analysis is a fundamental part of the project to which we pay exceptional attention. It involves a detailed analysis of the property and its construction possibilities, taking into account all regulatory restrictions and benefits. After conducting the property analysis, we draw conclusions about the procedures to be undertaken before the design phase (if necessary) and develop a strategy for the proper planning of the design stages. At this stage, we determine the required input data needed to start the design process, such as geological reports, land survey data, information from utility companies, and more.

Development of functional layout and volumetric spatial solution

We present you various options for development, functional layout of your project, and a 3D model of the spatial design. We provide numerical data for the possible indicators that we can achieve with the project. We discuss the prepared options with you, highlighting the pros and cons, and select the most optimal solution. Afterward, we proceed with the detailed Conceptual Design, which allows you to obtain comprehensive information about your project through 3D models, drawings, Excel spreadsheets, etc.

Photorealistic 3D visualizations

After completing the Conceptual Design, we proceed to create photorealistic 3D visualizations. If you are an investor looking to promote your project, we will discuss the best possible approach tailored to your needs. Realistic visualizations showcase your investment intentions and the desire to achieve the ultimate goal.

If you have chosen us to design your home, the 3D visualizations will give you a detailed preview of how your home will look like. This allows you to visualize and understand the final outcome before proceeding with the actual construction. It's an essential tool in the design process as it helps in making informed decisions and adjustments to ensure the end result meets your expectations.

Technical project with all necessary drawings for its implementation

The technical project is prepared based on the completed Conceptual design. We will manage your project properly, coordinating all the necessary engineering disciplines. Designing in the technical phase is of particular importance for the construction process. Our experience in communication with builders contributes to making the right decisions in the design. Based on a detailed BIM model, you will receive accurate quantity estimates and detailed technical drawings for obtaining Building Permit.

Mobile version of a project with a 3D model

With the help of a mobile application, you will be able to explore the 3D model of your project on your own. You will have the opportunity to examine individual elements in more detail, which may not have been emphasized in the photorealistic visualizations. You will have access to the entire project, including all drawings and the 3D model, in one place on your mobile device.

The working project

The working project is often created during construction. We provide this service as author supervision, project management, and "servicing" of the construction site with details and drawings throughout the construction process.

Author supervision

Author's supervision is the process in which the architect or designer monitors the implementation of the project and the construction of the building to ensure that everything is executed according to the specified design decisions and standards. This includes quality control of the execution, compliance with legal requirements and regulations, adherence to deadlines, and facilitating possible changes or corrections if necessary. Author's supervision is of crucial importance for the successful completion of the project and achieving a high standard of execution.
